The short version of everything else on this site.
Cartulary is not a law firm
Cartulary is software. It does not practise law, does not provide legal advice, and no lawyer and client relationship is created by using it or by contacting us.
It does not certify title
Cartulary produces working notes on registered instruments for a legal professional to review. It does not issue title opinions, certificates of title, or title insurance, and nothing it produces should be delivered to a client, a lender or a registry as though it were any of those things.
Readings are drafts until a human verifies them
Every analysis is a machine reading. Findings link to the page they came from precisely so that a lawyer can confirm them quickly. Where the system cannot read something it says so, and an abstention is a prompt for human attention, not an all-clear.
Old paper is hard
Ontario's registry contains microfilm, degraded typescript and handwriting. Reading it is imperfect for software and for people. Confidence indicators help you triage, but they are not guarantees.
The examples on this site are real
Figures and instrument examples shown publicly come from a working Ontario practice's own files, used with the firm's consent and stripped of client identifying detail. They illustrate the system's behaviour; they are not a promise of results on your files.
Your obligations are your own
You remain responsible for your title work, your undertakings, your professional obligations and your insurance. See the Terms of Service for the full allocation of responsibility.
